Formula
net proceeds = sale price − mortgage payoff − commission − closing costs − repairs
commission = sale price × commission % ÷ 100closing costs = sale price × closing cost % ÷ 100- Net as a share of the price is
net proceeds ÷ sale price × 100.
Costs vary by place and deal, so enter the rates you expect. Taxes are not included.
Worked example
Sale price 400,000, payoff 250,000, commission 5%, closing costs 2%, repairs 5,000:
- Commission is 20,000 and closing costs are 8,000.
- Net proceeds are 400,000 − 250,000 − 20,000 − 8,000 − 5,000 = 117,000, which is 29.25% of the price.
When to use it
Use this page to see the cash a sale would leave you with, for example when deciding whether you can afford to move. To see how much you could borrow against the home instead, use the home equity calculator. To judge an investment you will buy, repair and resell, use the house flipping calculator.
Second example
A 500,000 sale, 300,000 payoff, 5% commission, 2% closing costs and 5,000 of repairs: commission 25,000, closing costs 10,000, total costs 40,000. Net proceeds 160,000 (32%).
Common mistakes
- Using the original loan instead of the payoff on your closing date.
- Forgetting repairs or credits the buyer will ask for.
- Leaving out moving costs and any tax on a gain, which this page does not include.
- Assuming the buyer pays every fee; in some places the seller also pays transfer or legal costs.
Frequently asked questions
How much money will I get from selling my house?
Subtract your mortgage payoff and all selling costs from the sale price. A 400,000 sale with a 250,000 payoff, 5% commission, 2% closing costs and 5,000 of repairs leaves 117,000.
What costs come out of the sale price?
Typically the agent commission, closing or transfer fees, repairs or credits you agree with the buyer, and any liens. Taxes on a gain depend on where you live and are not included.
Can the proceeds be negative?
Yes. If the price after costs is below your payoff you owe the difference. Selling at 100,000 with a 120,000 payoff, 5% commission and 2% closing costs leaves −27,000.
How accurate is this estimate?
It is only as accurate as the rates you enter. Ask your lender for a payoff figure for your closing date and your agent or closing agent for the exact fees.
How much will I net selling a 500,000 home with a 300,000 mortgage?
With a 5% commission, 2% closing costs and 5,000 of repairs, you pay 25,000 + 10,000 + 5,000 = 40,000. The net proceeds are 500,000 - 300,000 - 40,000 = 160,000, or 32% of the price.
How much do I keep if I sell without an agent?
Set the commission to 0%. On the default 400,000 sale with a 250,000 payoff, 2% closing costs and 5,000 of repairs you keep 137,000 instead of 117,000, though you take on the marketing and negotiation yourself.
Do I have to pay off my mortgage when I sell?
Normally yes, the payoff comes out of the sale price at closing and the rest is paid to you. If the price after costs is lower than the payoff, you must cover the shortfall unless the lender agrees to another arrangement.
